Most power washing damage we see in Denver isn't from dirty equipment or bad chemistry β€” it's from a homeowner or unqualified contractor using 3,000 PSI on cedar siding. Wood fibers blow apart. Vinyl gets perforated. Mortar washes out from between bricks. Paint blasts off in chunks. The clean is fast, but the surface is permanently damaged.

GT502's power washing is calibrated to the substrate. Soft wash (under 1,000 PSI plus a cleaning solution) for siding, stucco, and most painted surfaces. Medium pressure (1,500–2,500 PSI) for fences and decks before stain. High pressure (2,500–3,500 PSI) only for concrete, brick, and stone. We adjust spray distance, nozzle angle, and chemistry to do the job without leaving marks.

Why pre-paint power washing matters

Every exterior repaint we do starts with a power wash β€” not optional, included in the quote. Paint won't bond to a dusty, mildewed, or chalky surface. We wash, let the substrate dry fully (usually overnight), then start prep. Skip this step and the paint may look fine for six months but will start peeling by year two. Done right, the wash adds 24 hours to the project but extends the life of the paint job by years.

Soft wash with cleaning solution to break down dirt and mildew. Wide fan nozzle, 18+ inches from the surface, slow passes. Never aim up β€” water gets under the lap.

Power washing, answered.

How long does a typical power wash take?

Standard house exterior is 2–4 hours depending on size and dirt level. Driveway is 1–2 hours. Full property (house + driveway + walkways) is half a day. Commercial buildings are quoted by sq ft and typically scheduled overnight or on weekends.

Will power washing damage my paint?

Not when done right. We use soft-wash pressure (under 1,200 PSI) on painted siding and adjust nozzle distance to prevent paint lifting. If your paint is already failing β€” peeling, blistering, chalking heavily β€” power washing will accelerate the failure and reveal what's underneath, but it won't cause new damage to sound paint.

Should I power wash before or after rain?

Either works, but a few days after rain is ideal. The substrate is past initial wetness but not bone-dry, so detergents penetrate more evenly. We won't power wash during active rain, in freezing temperatures, or in high winds (overspray becomes uncontrollable).

Do you handle window cleaning at the same time?

Exterior windows get rinsed during the house wash, but we don't do detailed window cleaning (squeegee, tracks, frames detailed) as part of the power wash service. We can refer you to a Denver window cleaning specialist if you want both done back-to-back.

Is roof soft-washing actually safe?

Yes β€” when it's actually soft wash. The danger is contractors using high-pressure power washers on roofs, which damages shingles. Real soft-wash uses under 500 PSI and a sodium hypochlorite solution that kills algae without blasting the roof. We follow ARMA (Asphalt Roofing Manufacturers Association) guidelines on every roof job.

Do you bring water, or do I provide it?

We hook up to your hose bib by default. Standard residential water service is more than enough for residential power washing. For commercial buildings or jobs without water access on-site, we bring a tank truck β€” quoted separately as needed.
